Master Specialized Sec. 1031 Like-Kind Exchange Topics A like-kind exchange provides the opportunity to defer gain realized from the sale of property. As is true with other relief measures, the tax law creates specific eligibility provisions that must be satisfied to qualify for this deferral. Many exchanges require that replacement property be acquired before relinquished property can be sold. In addition, taxpayers often want to build improvements on replacement properties.
